Article X, Section 1007, Subsection (e), for permission to expand a non-conforming use. Location of property: south side Sound Av~ue, Mattituck, New York, bounded north by Sound Avenue, east by William Unkelbach, south by William Unkelbach, west by Philip Prins. 2. VARIANCE. By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce practical difficulties or unnecessary hardship because SEE REVERSE (b) Thc hardship created (is) (is not) unique and (would) (would not) be shared by all properties ali,kc in the immediate vicinity of this prc~erty and in the same use district because SEE REVERSE ~c) The variance (does) (does not) otmerve the spirit of the Ordinance and (would) (mould not) change the character of the district because SEE REVERSE ond therefore, it was further determined that the requested variamce ( ) be granted ( ) be denied and that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed, FORA{ ZB4 After investigation and inspection the Board finds that the applicant requests permission to expand a non-conforming use by adding another building on the property. The proposed building will be used for potato storage. The Board finds that the proposed building will be 40 feet by 100 feet. The building shall be no closer than 10 feet to the southerly property line, and not closer than 50 feet ~o the easterly property line. The Board finds that this expansion will not changel the character or the use of this property in the neighborhood. I propose to build another storage building not closer than 10 feet to my south line. The building will be similar to the one approved by the Board on Sept 30th i96~( potato storage) Agriculture being one of the Town of Southo!d's major occupations~ I believe it in the best intrest of all to prolong the marketing season as long as posSible by storing potatoes and not rushing them out to "flood the ma~et". The proposed building will not be an "eyesore" or detract from the neighborhood~ It will be of insulated wood construction~ similar to the ones built by farmers for their storages.
