The property is located at 6190 Great Peconic Bay Blvd, Laurel, NY and the tax map number for the property is 1000-128-2-5. The proposed action for this property is to remove the existing roof and walls to the first floor deck of the existing house and to demolish the existing detached garage to construct a two-story, five bedroom, and five and a half bathroom home with an attached garage. The proposed action also includes the construction of a pool and seasonal pool house. The existing house is 28'-0" by 48'-10" with a 10'-6" by 21'-4" bump out 3'-0" from the . West, rear corner of the house and a 3'-6" by 13'-7" bump out 22'-10" from the rear, East corner of the house. The existing garage is 20-0" by 20'-2" and is detached resting 29'-8" from the front of the existing home and is to be removed. The proposed house is 32'-0" by 104'-2" with a 2'-6" by 15'-0" bump out 25'-6" from the rear, East corner of the house. 51'-10" from the rear, East corner of the house, the house bumps in to West 16'-0", then a 11'-8" wall runs towards the front of the lot and then bumps 6'-0" back out to the East for the garage. The proposed house will not be getting any closer to the Peconic Bay than the existing house and will use the same foundation and first floor deck of the existing home including additions to the existing footprint to the East and North. The proposed house will not be getting any larger to the West side of the lot. The existing 10'-6" by 21'-4" bump out 3'-0" from the West, rear corner of the house will grow 7'-4" to the East to create a 10'-6" by 28'-8" patio with a second story balcony encompassing the same footprint above. A covered front porch, 5'-0" by 8'-6" in dimension will protrude 51'-10" from the rear, East corner of the house towards the front of the lot. The proposed pool is 20'-0" by 40'-0" in dimension and is 98'-9" away from the front of the house. 15'-0" to the North of the pool is where the proposed 18'-0" by 18'-0" pool house will be located. A previous project description also indicated the proposal included the construction of a pool and seasonal pool house. I would like to formally request to remove the construction of the pool and seasonal pool house from the project description as the location of the pool and seasonal pool house are outside of the jurisdiction of the Trustees. The existing house is 28'-0" by 59'-6". The existing garage is 20-0" by 20'-2" and is detached resting 29'-8" from the front of the existing home and is to be removed. The total proposed house including the proposed rear covered porch and attached garage is 32'-0" by 104'-2". Broken down, the proposed covered porch is 10'-6" by 29'-0", the proposed house is 32'-0" by 63'-4" and the proposed attached garage is 22'-0" by 31'-0". Please see the attached drawing depicting the exact dimensions of the proposed and existing footprints. The proposed house will not be getting any closer to the Peconic Bay than the existing house and will use the same foundation and first floor deck. Additions to the existing footprint occur to the east and north. The proposed house does not encroach any further to the west property line. However, the house will get closer to the east property line, reducing the side yard setback from 22'-5" to 15'-4".
