thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the southerly side of a certain right-of-way (Camp Mineola
Road) 30.00 feet wide, distant South 70 degrees 00 minutes 00 seconds West 182.00 feet
from a 25.00 foot wide right-of-way (Camp Mineola Road);
RUNNING THENCE South 04 degrees 20 minutes 20 seconds East, along land now or
formerly of R.G. Brendel, 159.00 feet (deed) 159.29 feet (survey) to the bulkhead along
Great Peconic Bay;
THENCE along said bulkhead, South 73 degrees 48 minutes 00 seconds West 59.91 feet
(deed) South 73 degrees 40 minutes 21 seconds West 59.94 feet (survey) to land now or
formerly of Auteri;
THENCE North 04 degrees 01 minute 20 seconds West 154.00 feet (deed) 155.54 feet
(Survey) to the southerly side of said right-of-way (Camp Mineola Road);
THENCE North 70 degrees 00 minutes 00 seconds East, along the southerly side of said
right-of-way, (Camp Mineola Road) 60.00 feet to the point or place of BEGINNING.
TOGETHER with aright-of-way over a strip of land 30.00 feet wide, the southerly line
of which begins at the northwest corner of the land herein described and runs on course
of North 70 degrees.00 minutes 00 seconds feet East to the northeasterly corner of the
land heretofore mentioned as conveyed to Bryant S. Conklin and thence northward over
another right-of-way 25.00 feet wide extending from the southerly side of the first
mentioned right-of-way to New Suffolk Avenue. The last mentioned right-of-way was
established by agreement between George B. Reeve, Florence B. Reeve and Phebe M.
Hollister and recorded September 5, 1907 in the Office of the Clerk of the County of
Suffolk in Liber 629 of Deeds at Page 168. It is understood and agreed that the rights
herein given under the last mentioned right-of-way shall not extend South of the South
line of the first described right-of-way.
