Testament of William J.Brunet and in consideration of a Receipt and Release from the party of the second
part and from Beverly J.Brunet in exchange for the distribution of the Trust's interest in the property does

ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected
situate,lying and being at Nassau Point or Little Hog Neck,Suffolk County and State of New York,known
and designated as lot numbered 195 on a certain map entitled,"Amended Map A of Nassau Point,owned by
Nassau Point Club Properties,Inc.,situated in Town of Southold,Long Island,N.Y.surveyed June 28,1922,
by Otto W.Van Tuyl,C.E.and Surveyor,Greenpoint,N.Y."and filed in the office of the Clerk of the
County of Suffolk on August 16,1922,filed No.156.
Said premises being known as 540 Vanston Road,Cutchogue,NY
Being the same premises as conveyed to William J.Brunet and Beverly J.Brunet,his wife by deed dated
10/12/73 and recorded on 10/16/73 in the Suffolk County Clerk's Office at Liber 7510 at page 292,and by
deed to Christine M.Carlini as Trustee,dated 1/27/06 and recorded 4/17/06 at Deed liber 12445 at page 605.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and road abutting
the above described premises to the center lines hereof;TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the fust part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fiord to
be applied first for the purpose of paying the cost the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
