part,the heirs or successors and assigns of the party of the second part forever,

by deed dated September 23, 1977 by Rose Carrano,and recorded in the Office of the Clerk of

TOGETHER with all right,title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose. The word"party"shall be construed
as if it read"parties"whenever the sense of this indenture so requires.

ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon,situate,
lying and being at Arshamomaque,near Greenport,in the Town of Southold,County of Suffolk,
State of New York,bounded and described as follows:
BEGINNING at a point at the southwesterly line of Bayview Avenue which marks the
northwesterly corner of land now or formerly of William J. Winselman and Alma J. Winselman
and running from said point of beginning North 46 degrees 41 minutes 30 seconds West 85 feet
along the southwesterly line of Bayview Avenue to a point,running thence South 60 degrees 23
minutes 20 seconds West 186 feet,more or less, along land now or formerly of Helmut Haas to
the ordinary high watermark of as Arshamomaque Pond,running thence 80 feet,more or less in a
Southeasterly direction along the ordinary high watermark of Arshamomaque Pond to land now
or formerly of William J.Winselman and Alma J.Winselman and running thence North 61 degrees
05 minutes 50 seconds East 185 feet,more or less,along said land of William J.Winselman and
Alma J.Winselman to a point on the southwesterly line of Bayview Avenue,the point or place of
BEGINNING.
The foregoing courses and distances are as shown on a survey of Otto W. VanTuyI and Son,
licensed land surveyors,Greenport,New York,dated June 22, 1953.
Together with all the right,title and interest,if any,of the party of the first part in and to Bayview
Avenue,a public street,adjoining said premises.
Together with all the right,title and interest,if any,of the party of the first part in and to land lying
below the ordinary high water mark of Arshamomaque Pond,adjoining said premises.

intersected by the northeast corner of the herein described premises and the northwest corner of

Running thence from said point or place of beginning along land now or formerly of J.P. Gaston
South 61 degrees 05 minutes 50 seconds West 183 feet to the ordinary high watermark of
Arshamomaque Pond;
Thence along the ordinary high watermark of Arshamomaque Pond, along a tie line North 49
degrees 23 minutes West 83.93 feet to land now or formerly of F. Sturm;
