the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being in the Orient,in the Town of Southold,County of Suffolk,State of New York;
SEE SCHEDULE A ATTACHED HERETO AND MADE A PART HEREOF
The premises herein is conveyed and granted together with and subject to a common driveway easement.
I.The owner(s)of each lot shall have access over a 25-foot wide common driveway,which is a 12.5 wide strip on each
lot,specifically part of Lots I and 2,as shown on the map of Gonzalez Standard Subdivision Filed Map#12218 as filed
with the Clerk of the Suffolk County on September 23,2021.The easement shall remain open and uninterrupted in
V perpetuity.
` 2.Each property owner shall be responsible for the maintenance of said common driveway as set forth in the Declaration
of Covenants and Restrictions dated June 15,2021,and recorded with the Suffolk County Clerk on July 22,2021,at
Liber D00013113 Page 111.
3.This easement and the obligations for maintenance shall run with the land and shall be binding on and to the benefit
to each owner(s)of Lots 1 and 2,their respective heirs,successors or assigns.

4.This shall constitute the common driveway access easement referred to in the Declaration of Covenants and
Restrictions dated June 15,2021,and recorded with the Suffolk County Clerk as above set forth.Notwithstanding any
language to the contrary the common driveway easement is over both Lots I and 2.
BEING AND INTENDED TO BE the part of the same premises descibed in a deed made by Thomas E.Foster and
Dinah Seiver and recorded October l6,2012,in Liber 12708,Page 570.
TOGETHER with all right,title and interest, if any,of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate
and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
