After investigation and inspection the Board finds that the ~
applicant requests permission to put an addition on an existing
Structure with insufficient side yard area. The Board finds that
the applicant bought a half finished structure and in order to
get a certificate of occupancy for the building it must be enlarged
to meet the specifications of the Zoning Ordinance. The Board
finds that the applicant's lot is very narrow.
The Board finds that strict application of the Ordinance will
produce practical difficulties or unnecessary h~r~ship; the hardship
created is unique ~nd would ~ot be snared by al~ properties alike _
in the ~mmediate ~cinity of t~is property and in the same~ use district;
and the vari~nc~ does observe4 th~ spirit of the Ordinance and will
not change the Qharacter qf the d~strict.
Therefore, it was RESOLVED Helmut and Marie Mandl, 64 183rd
Street, Queens, New York, be granted permission to build with in-
sufficient side yard area, as applied for. Location of property:
west side Sixth Street, Laurel, New York. This permission is granted
subject to the following condition:
1. The proposed addition shall not be any closer than two and
c~e half feet (2½') to the westerly side line.

REASON FOR APPEAL
Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficuitie,s or unneces-
sary HARD~HIP because ~ portion of the building slready exists reeulting
in an 18' side yard on the opposite side. it would be impractical to
jack up the structure and move it over' to produce a OtO" minimum side
yard. -
2. The hardship created is UNIQUE and is not shared .by all properties alike in the immediate
vicinity of this property and in this use ~listrict bec,ause the property is not sq,.are
and the skewed side lot line l~roduces a varying side yard averaging
&'9". If the building were made larger toward the front, an average
side yard in excess of 0'0" could be created.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the adjacent property is a large farm.

INSTRUCTIONS

Inspector.
b. Plot plan showing location of lot and of buildings on premises, relationship to adjoining premises or public streets or
areas, and giving a detailed description of layout of propertymust be drawn on the diagram which is part of this application.
c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issue a Building Permit to the applicant. Such
permit shall be kept on the premises available for inspection throughout the progress of the work.
e. No building shall be occupied or used in whole or in part 'For any purpose whatever until a Certificate of Occupancy
shall have been granted by the Building Inspector:
