If the proposed activities do not meet the requirements for issuance of an Administrative Permit set forth in Chapter 275 of the Southold Town Code, a Wetland Permit will be required. SCTM#: 1000-123-8-27 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is INCONSISTENT with LWRP Policy 6.3 and therefore, INCONSISTENT with the LWRP. 6.3 Protect and restore tidal and freshwater wetlands. A. Comply with statutory and regulatory requirements of the Southold Town Board of Trustees laws and regulations for all Andros Patent and other lands under their jurisdiction 1. Demolish old deck at rear of house (T-6"x 16'-0"). Replace with new wood deck as per plans with minimal expansion (10'-0" x 23'-4"). Proposed deck is 104 sf larger. Proposed deck is same width as existing house structure & 37.5'from mean high-high water line as per survey by John C. Ehlers dated 8.6.18. The proposed deck maintains all the existing side yard setbacks. The rear yard setback is only 2'-6" less than the existing. The proposed deck will use similar material and create a similar environment to the existing deck. The proposed deck will be less than 30" above grade& compliant.with all the current building codes. The existing front porch (4'-0" x 4'-0") was in a state of structural disrepair and for safety reasons was removed in the Summer of 2020. To provide access to the house a new front porch has been constructed (3-11" x 9'-4") with a T wide staircase for access. The main porch &stairway were replaced in the same location. The new porch was expanded to the side to provide a safer entry into the home. The new porch and stair did not change the setback distance for the front yard.
