Dit~a~ ~cretary After investigation and inspection the Board finds that the applicant ~wishes ko divide property and set off a right of way to property in the rear. The two existing residences will have equal frontage on New Suffolk Road. The right of way set off is for the business property located in the rear. The Board f/nds that this division will not change the character of the neighborhood. The Board finds that strict application of the Ordinance, will produce practical difficulties or unecessary hardship; the hardship created is unique and would not be shared by all prope~ties alike in the immediate vicinty of this propertyand in the sameuse district and the-var~ahce-doe~ observe the spirit~of the Ordinance and, will not change the character of ,the district~- ~Thereforew it was RESOLVED t~at William Beebe, New'Suffolk Lane, Cutchogue,-New York, be granted permission to divide property, as applied for on proPertY located on the west side New Suffolk Road, CutchOgUel New York. Dated REASON FOR APPEAL (X) A Variance to Section 280A Subsection 3 (~) A Variance to the Zoning Ordinance ( ) is requested for. the reason.that ap~licant.now has a fr~tage of 1Gl. G5 feet en New B~folk Road. The ~ro~erty externals westward ~3.27 feet on the Bomth si~e and 292.~2 feet on the North side. Applicant wishes to sell a strip on the Bomth side of 1~,75 feet to Ha~ah G. Beene, who ~ow omly has a frontage ef 50.75 feet$ te sell the residemce parcel with reduced fromtage of 67.50 feet and retaim a strip on the Bo-arb side for access to the rear ef the premises of 16.80 feet. ~oz~ zBt (Continue on other side) REASON FOR APPEAL Continued 1. STRICT APPLICATI'ON OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because all the properties involved are zoned "B-Business." If applicant is ~able to subdivide as requested and retain access it would create a hardship since applicant has been ~uable to sell its property as a whole. Conveying a strip~ to Hannah:.G.-,Beebe would even the frontage for the two residences and leave ample space for access to the rear, which will continue to be used for business purposes. 2. The hardshipcreatedliS UNIQUEand isnotshared by all properties alike in the immediate vicinity ofthisproperty andinthisuse districtbecause the neighboring residences all have ample frontages a~ do not have the problem of commercial buildings in th<e~ rear. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DI,STRICT because the district remains the same~ except that the frontages ef the two residences are made equal..
