ZONING BOARD OP APPEALS
Barbara C. Dittmann, Secretary
After investigation and inspection the Board finds that
the applicant requests permission to set off two lots with
insufficient frontage and obtain approval of access. The
Board finds that all the lots involved have an area well in
excess of that required by the Zoning Ordinance. The Board
finds the prol~osed right of way will be 25 feet wide and should
be accessible to all emergency vehicles.
The Board fins that stri~ applicgtion of the Ordinance
will prOduce practical difficulties'or' u~n~cessary hardship;
the hard~hip created is unique and wouid ~0t be sha~gd by all
properties alike in the immediate vi~in%ty-of,thi~_.property
and in the same use district; and the variance does observe
t~e-~spirit'0,f th~ Ordinance and will not change the characeer
of the district.
Therefore, it was'RESOLVE~ ~hat Erngst Radfo~ Main Road,
East Marion, New York, ,.a/c.Francisco Est., Greenport, New York,
be granted permission to set off two lots with insufficient
frontage and for approval of access as applied for on property
located on the north side North Road, Greenport, New York,
This permission is subject to the following conditions:
1. Each parcel created shall have only one dwelling
erected thereon.
2. There shall be no side yard variances granted for
any dwelling erected.
3. The right of way shall be subject to the final inspection
of the Southold Town Building Inspector.
