A~ter investigation and inspection the Board finds th~ the
applicant requests permission to construct a private one car garage~
and storage bu/lding with insufficient front y~rd setback.. This
property has frontage on two streets~ Ole Jule Lane and Channel Lane.
The front back set, back requir~ement would be violated on Cha~nel Lane.
The Board finds that this road is not even cut in~ tared or paved~ and
it is unlikely that this road will be cut through by the T~o There
is only one building lot on this side uf Channel Lane~ the one in question,
therefore, no front yard setback is being established. In general,
the Board i~ in agreement with the reasoning ~f the applicant.
The Board finds that strict ~application ~f the O~dinance
will produce practical difficulties or unnecessary hardship~ the
~hardship created is unique ~nd would not ,be shared byall property
alike in the ~mmediate vicinity ~f this property and in the same
use dlstrict~ and the variance does observe the spiritof the
Ordinance and will not change the character of the district.
