Location of property: east side Sigsbee Road, Mattituck, New York, lot number 102 in Mattituck Park Properties, Inc. 2. VARIANCE, By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce practical difficulties hardship because SEE REVERSE (b) The hardshio created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and in the same use district because SEE REVERSE (c) The variance (does) (does not) observe the si~irit of the Ordinance and (would) change the character of the district because (would not) SEE REVERSE and therefore, it was further determined that the requested variance ( ) be granted ( ) be denied and that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed. Dittmann, Secretary After investigation and inspe&~i0n the Board finds that ? the applicant requests permission to .reduce further the setback from Sigsbee Road. A reduction in setback was granted~° the applicant on October 11, 1967, in Appeal number 1142~ The applicant needs a further reduction in setback of one foot from Sigsbee Road to take care of roof drainage on his own property. The width of the building can not be reduced and still maintain sufficient operating room inside of the building. It is not feasible to increase the size of the lot. The proposed building shall be located 19 feet from Sigsbee Road;~i'an~25 feet.from the Old Main Road,, or in line,with the existing bowling alley to the east of the. property in question. The Board finds that strict applicatio nor the. Ordinance will produce practical difficulties or unnecessary hardship; the hardsb_%p created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance does observe the spirit of the Ordinance and will not change the character of the district.
