After investigation and inspection the Board finds that the
applicants request permission to divide lot with less than the
required frontage and area, This ~.roperty is located on the east
side of Minehaha Blvd, s Southolds ~ew York, The Bpard finds in
May of 1966v a similar application was denied on the sa~ property
to Milo Catan~ who was app~ng for somenne else.u It is not in the
interest of the Town of Southold to increase ~he density population
in this area. The Board finds that the hardship involved is a
sel~.created hardship,. The Boardsin generals is in agreement with
the reasor~ing ~ the opposition' to the application as presented at
the hearing.
The Board finds that strict application of the Ordinance will
not prOdUCe practical d~fficulties or unnecessary hardship; the
hardship created is not unique an~ would be shared by all properties
alike in the immediate vicir~ty~ this property and in the same use
district; and the variance does~'ooserve the spirit of the Ordlnance~
and will charge the character ~f the district.

REASON FOR APPEAL ContinUed
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP becaus'e it would be economically not £easible to restrict
both lots to one house. The neighboring lots in this development
ha~-e a.frontage, ~ofr,le. ss than !®O~feet and areas of il,ess them' 12,500
square feat. A 9opy of the map of this p~amticular block sho~s the.-
lots and their szzes. ~he lots in the whole Laughing Water develop-
merit are comparable in size.
2. The hardship createdis UNIQUE andis notshared by all properties alike in the immediate
vicinity ofthis property and in this use district because the remaining properties i~
~he btock::ha~e residences o~,single lots. A small residence on two
lots would be out of proportion.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
