Horgan Beechwood Road, Cutchogue, New York, for a variance in accordance with the Zoning Ordinance~ Article III, Section 300, Subsection 6, for permission to locate accessory building in front yard area. Location of property: private road (Beechwood Road) off south side New Suffolk Avenue, Cutchogue New Yorks bounded north by right of way~ east b~ A. Foscatos south by Peconic Bay, west by Eugene Berdslee. 2. VARIANCE, By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce hardship because practical difficulties or unnecessary REVERSE (b) The hardship created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and in the same use district because SEE REVERSE (c) The variance (does) (does not) observe the spirit of the Ordinance and change the character of the district because SEE REVERSE (would) (would not) and therefore, it was further determined that the requested variance ( ) be granted ( ) be d~nied and that the previous decisions of the Building Inspector ) be confirmed ( ) be reversed. Dittm~, Secretary After investigation and inspection the Board finds ~hat the applicant request ,permission' to erect and mainta/n a garage in the front y~ard area. The applicant is the owner ~f waterfront property and all other property owners in the immediate vicinity have in the front yard area. The Board strongly ~ reco~ends that the 9arage should be set back further from ~he road, however~ it shall not be any closer than 14 feet to the closest lin% on Boechwood Road, and at least three feet fromthe east The Board f~nds that stritt aPPlication of the Ordinance will produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance does observe the spirit of the Ordiaance and will not change the character of the district. Therefore, it was RESOLVED Raymond T. Horgan, Beechwood Road, Cutchogue, New York, be granted permission to locate an accessory buildin9 in the front yard area, subject to the conditions pointed out above.
