They anticipate a high density of concentration of shop, ers. By having a service station affiliated to their shopping center, they can afford the local sheplers· and the surrounding c~,~uunities a complete shopping service. The Board finds that this service station must be subject to the Rules & Regulations for service stations. Re: Appeal no. 1225 Dear Betty Neville: In reference to our gasoline service station variance located north east corner of Factory Avenue and Route 25 (Main Road), Mattituck~ New York~ we have found that on the approval subject to the rules and regulations that item no. 2 apparently is an error upon the advise given by Mr. Terry of the Building Department. When we had requested this variance~ we had plan layout of a Sunoco Gas Station and had back of our gas pumps were a minimum of 25' line. submitted a plot shown that the set from the property Prior to the drawing of the plans, we were advised that the set back as required by the town was a minimum of 15'. Therefore~ we conformed to the minimum and more. I confirmed this set back with Mr. Terry today and he had suggested that I write to the Zoning Board and request an amendment to the approval of our gas station site to read "Pumps~ lubricating and other devices shall be located at least fifteen (15) feet from the line of any street or highway, right-of-way or property line."
