After investigation and inspection the Board finds that the
applicant requests permission to set off lot with less than 100 ft.
frontage. The Board fin~s that the applicant has 210 ft. frontage
on Ole Jule Lane. There is no legal reason for th~ applicant Wot
to convey 100 ft. frontage.
The Board finds tha%~strict application of the Ordinance
will not produce practical difficulties or unnecessary hardship;
the hardship created is not unique and would be shared by all
properties alike in the immediate vicinity of this property and
in the same use district; and the variance would change the
character of the neighborhood and would not observe the spirit
of the Ordinance.
THEREFORE, IT WAS RESOLVED Catherine Llewellyn, Ole Jule Lane,
Mattituck, New York, be DENIED permission to set off lot with less
than 100 ft. frontage as applied for on property located at west
side of Ole ~ule L~ne, Mattituc~, ~e~ ~o~k~ .However, the applicant
would be allowed to convey the lot with 100 ft. frontage.

sary HARDSHIP because my husband is disabled i~aving suffered a severe
stroke in January 1968 and without income°
In order to make this property sa~b!e, a prospective buyer
would want to have the might to build if he so intended.
My application is to sell this lot with the sazae d2mensions as
I purchased it in 1963 and I ,vetition the Building Dept~ to grant
me a variance ~g~ich would benefit a new owner~
