After investigation and inspection the Board findSthat the
applicant requests permission to build new one family dwelling with
reduced front yard setback. He has inadvertently commenced a found-
ation which should be 47' 9" from the street line, but is actually
only 42' 8" from the street line. The Board f~nds that the applicant
has a self-imposed hardship and is unable to grant relief.
The Board finds that strict application of the Ordinance will
not produce practical difficulties or unnecessary hardship; the
hardship created is not unique and would be shared by all properties
alike in the immediate vicinity of this property and in the same
use district; and the variance would change the character of the
neighborhood and would not observe the spirit of the Ordinance.
THEREFORE, IT WAS RESOLVED Severius Lambros, 24 Etlington Drive,
East Northport, New York, be DENIED permission to build new one family
dwelling with reduced front yard setback as applied for on property
located on north side of Ruth Road, Mattituck, New York.
