BARGAIN AND SALE DEED-
THIS INDENTURE, made as of this 20" day of January, 2022, between Virginia
Asip, as surviving tenant by the entirety, having an address at 8255 Bridge Lane, Cutchogue, NY
11935, as the grantor hereunder (hereinafter referred to as the "Grantor"), and Margaret A.
McLaughlin, having an address at 15 School Street, Warner, NH 03278, as Trustee under the
Declaration of Trust of November 12, 2015, herewith, known as the Virginia M. Asip Irrevocable
Living Trust, made by Virginia M. Asip and said Trustee, as the grantee hereunder (hereinafter
referred to as the "Grantee").
WITNESSETH, that Grantor, in consideration of Ten Dollars and other valuable
consideration, the receipt and sufficiency of which is hereby acknowledged, does hereby grant and
release unto Grantee and the he executors, administrators, successors and assigns of Grantee
forever,
All that certain plot, piece or parcel of land, situate, lying and being at Cutchogue,
Town of Southold, County of Suffolk, State of New York, being bounded and
described as follows:
BEGINNING at a point on the southwesterly side of Bridge Lane distant 926.17
feet southeasterly from the corner formed by the intersection of the southwesterly
side of Bridge Lane and the southeasterly side of Oregon Road;
RUNNING THENCE S 45°-15'-35" E along the southwesterly side of Bridge
Lane 397.00 feet to "Map of Syloret Estates" and filed in the office of the Clerk of
Suffolk County as map number 6390;
THENCE S 450-43'-25" W along last said map 368.22 feet to a concrete
monument;
THENCE S 44°-00'-35" W along land now or formerly of McGuinnigle 96.56 feet
to a concrete monument and lands now or formerly of Lieb Vineyard;
THENCE N 470-35'-55" W along last said lands 399.99 feet to a concrete
monument and land now or formerly of the Society for the Propagation of the Faith;
THENCE N 450-39'-45" E partly along last said lands and partly along lands
formerly of Lally 481.11 feet to the southwesterly side of Bridge Lane and the point
or place of BEGINNING.
SAID PREMISES being known as and by street number 8255 Bridge Lane, Cutchogue, New
York and SECTION 84 BLOCK I and LOT 4.6.
The premises herein conveyed are part of that conveyed to Grantor by Deed dated November 12,
1971 and recorded in the Suffolk County Clerk's Office, on November 26, 1971 at Liber 7055,
Page 54.
THE GRANTOR DOES HEREBY RESERVE during the term of the life of
Virginia Asip, the right for her to use, occupy, hold, possess and enjoy, said premises and
all the rent, issues, and profits accruing out of the said premises hereinabove conveyed.
TOGETHER with the appurtenances and all the estate and rights of Grantor in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors, administrators, legal representatives, successors and assigns of Grantee forever,
subject always, however, to the life estate which the Grantor does reserve to Virginia Asip
during her life, of the right to use, occupy, possess, and enjoy, the said premises and all of the
rent, issues and profits accruing out of the said premises hereinabove conveyed.
Grantor is the owner of said premises. Said premises is not located in an agricultural district.
Grantor covenants that Grantor has not done or suffered anything whereby said premises have
been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenant that Grantor will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement before using any
part of the total of the same for any other purpose.
IN WITNESS WHEREOF, Grantor has duly executed this Deed on the date first
above written.
