applicant requests permission to further reduce the landscape area and
increase parking area for the proposed ~ttituck Shopping Center. The
Board points out that the applicant was granted one reduction in
landscape area on January 2j 1969. The Board does not feet that a
further reduction is justified or in the interest ~f Southold To%.~
and keeping the spirit of the Zonln9 Ordinance.
The Board finds that strict application of the Ordinance will
not produce practical difficulties or unnecessary hardship; the
hardship created is not unique and would be shared by all properties
alike in the immediate vicir~ty of this property and in the same use
district; and the variance will change the character of the district,
and will n~t observe the spirit of th~ Zo~i~gOrdinance.
Therefore, it was RESOLVED that the M.T. Cassella Building, Inc.
504 Walt ~;~itman ~oad, Huntington Station, New York, be denied permission
to further reduce the landscape area and increase the parking area for
the proposed Mattituck Shopping Center, as applied for on property
located north eastcorner of Fadtory Avenue and Route 25, (b~in Road),

resistance and opDositlon of leasing to major variety stores
such as Woolwor%hs~ Mc Crory's~ Ben Franklins~ Mid-Island and
o%hers~ because of %he inadequate parking.
The present !ayou% of the proposed shopping center is definitely
obsolite with %he controlled landscaped areas as %hey exist~
We presently met with W.T.~ants & Co,, April 2B~ 1969~ f~h=6

STRICT APPLICATION OF THE ORDINANCE would produce practical
difficulties or unnecessary HARDSHIP because due to the
resistance and opposition of leasing to major variety stores
such as Woolworths~ Mc Crory's, Ben Franklins, Mid-Island and
others, because of the inadequate psrking.
The present layout of the proposed shopping center is definitely
obsolite with the controlled landscaped areas as they exist.
We presently met with W.T.Grants & Co., April 28, 1969, who
agreed to locate in our shopping center but has stated they
would only consider leasing on the condition that we provide
parking for a minimum of 600 cars. A & P who has already
signed their lease in our center, has complained to us that
the parking is absolutely inadequate and that it should be
brought to the attention of the Town Zoning Board and to
request relief for this situation.
Therefore, we hereby request that the planting areas be reduced
as to the conformity of our amended plot plan dated May I7 1969.
This request is made for the benefit of the Township and its
local residence, and for our own benefit to eliminate and
avoid congestion and also not having a shopping center that
will be obsolite before it is completed.

be building a 90,000 sq. ft. shopping center on 9.3 acres
on Route 25 and Factory Avenue in Mattituck. The developer
is a corporation known as Award Bnterprises, and I am
interested in getting in contact with them.
I have not been able to locate their office, and would
appreciate it if you would check your records or building
applications to find the principal's name, and the corpo-
ration address. I appreciate any help you may be on this

Dear Sirs:
This is to advise you that the following action was taken by
the Southold Town Planning Board at a regular meeting held on May 12, 19695
It was RESOLVED that the Southold Tow n Planning Board does not
recommend to the Southold Town Board of Appeals a further reduction in
landscape area and increase in parking area for proposed 5~ttituck
Shopping Center, as applied for by M.T. Cassella Building, Inc. A
reduction has already been given on the north side of the property and
reduced the buffer zone between their property and the cemetery from
50 feet to 25 feet. The Planning Board has always requested a 50 foot
buffer zone. The Planning Board is not in the position to recommend
any further reduction for this property.
