is requested for the reason that I need to build a private garage and wish a detache
building at the rear of my home. Since the zoning ordinance was passed
a new public road has been built on the rear of the property making
a second front yard. It is impossible to meet the setback requirements
with such an accessory building

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because ~ The new road in the rear of my property
(Mark Road) makes two front yards.
~hewelling is located on the average building line of Youngs
Ave., so an accessory building would be in a front yard.
2. The hardship created is UNIQUE and is not shored by all properties alike in the immediate
vicinity of this property and in this use district because two front yards in this block
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because: There are other detached garages in
this block similar to the one I intend to build.
There would be no change in the residential nature of the area
caused by this detached garage.
