by V. Catrow. Fee paid $5.00.
2. VARIANCE. By resolution of the Board it was determined that

After investigation and ihspection the Board finds that the
applicant requests permission to erect new one family dwelling with
reduced frontyard setback located private right-of-way off south
side of Peconic Bay Boulevard, Laurel, New York. The Board finds
that applicant' s property is a part of the Raynor estate and is
bounded north and south by Phyllis Moore, a sister of Mr. Raynor.
The applicant has a signed agreement showing that applicant has
right-of-way.
The Board finds that strict application of the Ordinance will
produce practical difficulties or unnecessary hardship; the hardship
created is unique and would be shared by all properties alike in the
immediate vicinity of this property and in the same use district;
and the variance does observe the spirit of the Ordinance and will
not change the character of the district.
THEREFORE, IT WAS RESOLVED Helen V, Raynor, Main Road, Jamesport,
New York, be GRANTED permission to erect new one family dwelling
with reduced frontyard setback located private right-of-way off
south side of Peconic Bay Boulevard, Laurel, New York, subject to
the following condition:
That applicant produce satisfactory evidence of permission
of approval of access over private right-of-way into this
property to satisfy Building Inspector.

c. The work covered by this application may not be commenced bafore issuance of Building Permit.
d. Upon approval of this application,the Building Inspector will issue a Building Permit to the applicant. Such permit
shall be kept on the premises available for inspection throughout the progress of the work.
e. No building shall be occupied or used in whole or in part for any purpose whatever until a Certificate of Occupancy
shall have been granted by the Building Inspector.
