ZONING BOARD OF APPEAL8
Barbara Dittmahne Secretary
Southold Town Board of Appeals
After investigation and inspection the Board finds that the
applicant requests permission to convert existing dwelling into
two (2) family dwelling. There are several other two family
dwellings in the neighborhood which were there prior to the
Zoning Ordinance. The granting of this special exception will
not be detrimental to the area or will in no way change the
character of the neighborhood. ~
The Board finds that ~trict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created would be unique and would not be shared
by all properties alike in the immediate vicinity of this
property and in the same use district; and the variance will
not change the character of the neighborhood, and will observe
the spirit of the Ordinance.
THEREFORE, IT WAS RESOLVED Daniel Smith, 640 Mechanic Street,
Southold, New York, be GRANTED a special exception to convert
existing dwelling into two (2) family dwelling, property located
at west side of Mechanic Street, Southold, New York.

hereby apply to TH~ ZONING BOARD OF APPEALS for a SI~ECIAL EXCEPTION in accordance with the
ZONING ORDINANCE ARTXC~ 1 11 S]SCT[ON 300
SUaSECTXON 5-A
THE SPECIAL EXCEPTION IS REQUESTED BECAUSE
I wish to install a kitchen on ti%e second floor of my house
to make separate living quarters from the first floor: On
the second floor I would have a kitchen and-dinette, bathroom,
bedroom and living room, with outdoor deck. Entrance would be
separate from 1st. floor.
First floor would'then have living room, kitchen, dining room,
hall, bath, bedroom and laundry room. The house is heated by
Oil Hot Water. Electric service is ample.
Attached is proposed plan:
I am requesting this special exception because ~e are planning
to have a member of the family (wife's mother) come to llve
with us very shortly, due to age and health, therefore separate
living quarters are very necessary.
This will not change the character of the neighbbrhood as the
house next door has been a (2) family for r0any years and two
houses Just around the corner are ~ulti family.
