1. SPECIAL EXCEPTION. By resolution of the Board it was determined that a special exception ( ) be

the Zoning Ordinance, /~rticle III~ Section 300, Subsection 5 (a) for
permission to convert existing building into two family dwelling.
Location of property: south side Main Road· Mattituck, New York· bounded
north by ~in Road· east by F. Sidor, and Billard, south by Mattituck,
Estates and Sidor, west by Martin Filla.
2. VARIANCE. By resolution of the Board it was determined that

ZONING BOARD OF APPEALS
After investigation and inspection the Board finds that the
applicant requests permission to convert an existing structure into
a two family dwelling. The Board finds that there is ample property, the
area is large enough, for a two family dwelling, and the st~ture
is set back far ehough from the road. The application meets all the
requirements for the conversion ~f a structure into a two family
dwelling.
The Board finds that strict application ~f the Ordinance would
produce practical difficulties or unnecessary hardship; the hardship
created is unique and would not be shared by all properties alike in
the immediate vicinity of this property and inSthe same use district;
and the variance would observe the spirit of the Ordinance and would
not change the character ~f the district.
THEREFORE, IT WAS RESOLVED Shirley Saland, Main Road, Mattituck,
New York, be granted permission to convert an existing building into
a two family dwelling, as applied for on property located on the
south side ~inRoad, Mattituck, New York.

would like to convert into a two-family dwelling. ~[t tho present t~e we would
like to alter one section of the barn~ which is ~ 40~ x 26~ into a two-bedroom
one floor dweiling~ Some tLme in the fut~mre~ we would like to convert the largo
remaining st~acture into an adjourning one-fsm~ly dwelling. The entire barn is
too large for our use.
