REASON FOR APPEAL COntinued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because many dwellings in this subdivision are on small
plots having frontages of as low as 50 feet. Premises were purchased
by applicant on February 14, 1958 (Liber 4430 cp 91) by a full covenant
warranty deeu which restricted use of property to a single onefamily
detached dwelling house for residential purposes and a private garage.
Lot 26 contains a house on a 50 foot lot; Lot 29 and one-half of 30
contains a house on a 75 foot lot; Lot 34 contains a house on a 50 foot
lot; Lot 33 contains a house on a 50 foot lot. Lot 41 contains a house
on a 55 foot lot and Lot 42 contains a house on a 55 foot lot; Lot 43
also has a house on a 55 foot plot.
2, The hardship created is UNIQUE and is nat shared by aff properties alike in the immediate
vicinity of this property and in this use district becouse most of the properties have
houses already built upon them.
3, The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because many of the dwelling houses in the area
are already in existence on less than 75 foot plots.
