section and Paragraph of the Zoning Ordinance by number. Do not quote the Ordinance.)
Art X sect~o~ 1~o0 B & Art IIi
3. TYPE OF APPEAL Appeal is made herewith for
(Z) A VARIANCE to the Zoning Ord na.nce or Zoning Mop
( } A VARIANCE due to lack of access (State of New York Town Law Chap. 62 Cons. Laws
Art. 16 Sec. 280A Subsection 3
4. PREVIOUS APPEAL A prev, ous appeal :(~Qj[~ (has not) been made with respect to this decision
of the Building Inspector or with respect to this property.
Such appeal was ( ) request for a special permit
( ) request for a variance
and was made in Appeal No ................................. Dated ......................................................................
REASON FOR APPEAL
( ) A Variance to Section 280A Subsection 3
(~) A Variance to the Zoning Ordinance
( )
is requested for the reason that ~ W'e need guest acc~odatiens~ and the existing
accessory building does n~t have the required minimum 8~0 Sq FT area, the
p~operty contains about 33~760 sq ft of area which is more than enough
land for two dwelling ~uuitst under the present ordinance,
Fm~n z~ (Continue on other s~de)
REASON FOR APPEAL
COntinued
1. STRICT APPLICATION OF THE ORDINANCE would pr~uce procticaldifficulti~ orunn~es-
sa~ HARDSHIP b~au~ We have several grand children who visit us during
the s~ummer, tt is impractical to have them all in o'er small dining
room at.one %ime~ the proposed accomodat~ens will tend to keep them
frem tracking sand etc into the main house~ and be more or less "se!f-
s~afficient~ in the guest house. Tke main house and accessory building
are about 120 ft apart makint it lm~ractica! %o carry food and dishes
etc back and £orth~
2. The hardshipcreatedis UNIQUE and isn~ shared by all propedies alike in the immediate
vicinity of this property and in this un district because ~e have a ye;7 ~eep lot ~ about
~70 ft from road to waterfrcnt~ the dwelling and accessory building are
about 120 feet apart: the lot slopes from road to creek.
3. The Variance would obse~e the spirit ofthe O~inance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT becau~ ~ There is amD!e area for two ~ellings i~
~u~ property~ the accessory building is an existing structure. Using
it for our family guests will not change the charicter or the meighborhood
and being less than 8~0 sq ft in area will not make any subst~nti&~
change in the area°
