Please be advised that the following resolution was
passed by the Southold Town Planning Board at their regular
meeting held on February 7, 1972:
"IT WAS RESOLVED that the Southold Town Planning Board
grant final approval to the proposed minor subdivision of
Michael Zukas, property located at N/S Bayview Road, Southold,
New York (as shown on survey dated March 10, 1969 by Otto
Van Tuyl), subject to presentation of the following:
1. Three (3) copies of final map.
2. Two (2) copies of formal application.
3. Application fee of $50.
As all of the above mentioned items have been received
by the Planning Board, the maps were signed by the Chairman
at a meeting of the Planning Board held on March 7, 1972.
Enclosed, herewith, please find a copy of the signed
map together with receipt in the amount of $50. for appli-
cation fee.

REASON FOR APPEAL

1. STR)CT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because: The lots in this minor subdivision are the best
plan we can come up vii th t~ftdIDake a reasonable use of the land and
have a balanced relation'with the properties on etier side of this
parcel ','ihich has been in one o'imership since 1959 and deed recorded in
196? .
The access is adequate fot all lots and there is ample usable area
in each lot to meet the health department requirements ana build a
one fan~ilJT home i'Thich I'Till meet all 'Iov!n requirements.
2. The hardship created is UN IQUE and is not shored by 011 properties alike in the immediate
vicinity of this property and in this use district because: It is a parcel located between
bro filed map subdivisions, and there is no vray to obtain more land
to enlarge this parcel.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because: It is proposed to use the lots for one
family dweJlings, similar to others in this neighborhood, the road l..;ill
be adeCiuate for emergency vehicle access and the "!ateI' su"ply has been
found satisfactory, the drainage is satisfactory, so ttere \llill be no
change or harm to the neighborhood.
