The Board finds that applicantis lot is undersized and the guest house would also be undersized if converted to include kitchen facilities. -- The Board finds that the public convenience and welfare and ,justicc will riot be served and the legally established or per- mitted use of neighborhood property and adjoining use districts will be permanently or substantially injured and the spirit of the Ordinance will riot be o'bserved.
