1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because
the lots to be formed are adequate in area but lack less
then 100 feet frontage.
2, The hardship created is UN IQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because of the lots wedge shape configuration
and location between a private right of way anq a canal.
3, The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because it would not increase the building density in
the neighborhood beyond the limits of the zoning ordinance and there would be
ample lot area to .per.íni t compliance wi th all set back and yard regulations.
