SUBJECT to the rights of others who may hereafter be granted egress and ingress by the seller, her successors or assigns, over the afore - described 25 and 50 foot right of way. SUBJECT to existing utility agreements and easements, and, the right of the seller, her successors and assigns, to connect with existing utility lines servicing Parcel I above described for the benefit of Lots 2, 3 and 4 in said minor subdivision and other land of the seller, her successors ane assigns, to the west of said subdivision consisting of an area of 4.79 acres, and with respect to approximately 18 acres of land to the south of the aforementioned minor subdivision designated as Section 2 on the map of Young & Young last amended May 6, 1981. SUBJECT to covenants, restrictions, reservations, easements and agree- ments of record, if any. TOGETHER with and SUBJECT to a temporary easement of ingress and egress in, over and to a certain existing traveled driveway over other lands of Nina Stevens as shown, defined and limited on a survey made by the office of Young & Young, dated January 10, 1983, under Job No. 82-819 which, said temporary easement over said defined traveled driveway, shall be deemed automatically extinguished upon the construction and the approval by the Southold Town Planning Board of the proposed 25 foot and 50 foot right of way set forth on the above-mentioned map.
