Southold Town Board of Appeals
After investigation and inspection the Board finds that the
applicant requests permission to build Dew one family dwelling with
insufficient front yard setback. The applicant is the owner of a
lot which is very irregular in depth and also the possible ierosion
on the shore of the pond makes it undesirable to build too close
to the pond. The Board is of the opinion that this is a reasonable
request and agrees with th~ reasoning of the ap~licant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property
and in the same use district; and the variance will not change
the character of the district and will observe the spirit of
the Ordinance.

c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issue a Building Permit to the applicant. Such permi¢
shall be kept on the premises available for inspection throughout the progress of the work.
e. No building shall be occupied or used in whole or in part for any purpose, whatever until a Certificate of Occupancy,
shall have been granted by the Building Inspector.
