unto the party of the second part, the heirs or successors and assigns of the party of the second

thereon erected, situate, lying and being in the Village of Greenport, Town of Southold, County
of Suffolk and State of New York and more particularly bounded as described in "Schedule A"
annexed hereto.

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated February 4, 2021 recorded April 8, 2021 in Liber 13098 page 792.
This Deed was prepared at the Grantor's request without examination or opinion of title.

erected, situate, lying and being in the Village of Greenport, Town of Southold, County of
Suffolk and State of New York, being more particularly bounded and described as follows.
BEGINNING at a point, said point being 256.00 feet northerly of the intersection of the
northerly line of North Street and the westerly line of 2nd Street; and
RUNNING THENCE from said point of beginning along the northerly line of Lot 2 South 84
degrees 25 minutes 30 seconds West, a distance of 150.92 feet, to the easterly line of the
land of Peterson; and
RUNNING THENCE along the land of Peterson and then Parry North 06 degrees 48
minutes 30 second West, a distance of 50.00 feet to the southerly line of the land of Gillam
and Low; and
RUNNING THENCE along the southerly line of the land of Gillam and Low North 84

AND the party of the first part, covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
