THEODORE O.BEEBE, JR.and LUISA M. BEEBE,as tenants by the entirety residing at 2735 Pequash
Avenue, Cutchogue, NY 11935, party of the second part,
WITNESSETH,that the party of the first part, by virtue of the power and authority given in and by said
Trust Agreement,and in consideration of the distribution of such Trust, and other good and valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York, at Fleets Neck,
near Cutchogue, being bounded and described as follows:
BEGINNING at a point on the easterly line of West Creek Avenue, 616.36 feet southerly along said
easterly line and its extension northerly from the extension westerly of the southerly line of Old Pasture
Road,and running along land of the party of the first part,four courses, as follows:
1. North 75 degrees 10 minutes 00 seconds East 160.92 feet to a monument and the southwesterly
corner of land of Vincent Gleason;
2. THENCE South 25 degrees 29 minutes 40 seconds East 117.05 feet;
3. THENCE South 65 degrees 10 minutes 30 seconds West 55.38 feet;
4. THENCE South 86 degrees 03 minutes 40 seconds West 150 feet to said easterly line of West
Creek Avenue;thence along said easterly line of West Creek Avenue North 3 degrees 56 minutes
20 seconds West 100.0 feet to the point or beginning.
SUBJECT TO covenants and restrictions of record.
Being and intended to be the same premises conveyed to the party of the first part by deed dated August
13, 2008,and recorded September 08, 2008 in Liber 12564 at page 203 in the Office of the Clerk of
Suffolk County, State of New York.

TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word"party"shall be construed as if it read"parties"whenever the
sense of this indenture so requires.
