York 10011, as surviving joint tenant with right of
survivorship, her husband HOWARD V. MINDUS being deceased, as to
a 66.7% interest, party of the first part, and
MYRIAM G. ELLIS, residing at 360 W. 22"11 Street, New York, New
York 10011, as Trustee of THE MYRIAM G. ELLIS REVOCABLE TRUST
dated December 10, 2020, party of the second part,
WITNESSETH, that the party of the first part, in consideration
of Zero Dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release

Together with all right, title and interest, if any, of the
party of the first part in and to any streets and roads abutting
the above-described premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of
the party of the first part in and to said premises;
To have and to hold the premises herein granted unto the party
of the second part, the heirs or successors and assigns of the
party of the second part forever.
And the party of the first part covenants that the party of the
first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as
aforesaid.
And the party of the first part, in compliance with Section 13
of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of improvement
and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for
any other purpose. The word "party" shall be construed as if it
read "parties" whenever the sense of this indenture so requires.

SCHEDULE A
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the County of Suffolk, State of New York,
Town of Southold, bounded and described as follows:
BEGINNING at a point on the southerly line of Soundview Avenue, which point is also
the northwesterly corner of land now or formerly of Clement W. Booth and which point
is also the center of a 20 foot right of way; running thence along said center line of said
right of way south 14 degrees 18 minutes 50 seconds east 211.41 feet to an iron pipe in
the said center line of said right of way; running thence along land now or formerly of
Domopria south 70 degrees 50 minutes 50 seconds west a distance of 284.42 feet to an
iron pipe; running thence still along land now or formerly of Domopria north 21 degrees
44 minutes 20 seconds west a distance of 93 feet to a monument and land now or
formerly of Mangravite; running thence along said last mentioned land north 69 degrees
08 minutes 00 seconds east and through a monument a distance of 287.31 feet to a
monument on the westerly line of the said 20 foot right of way; running thence along the
said last mentioned land and also along the westerly line of the said right of way north 14
degrees 18 minutes 50 seconds west a distance of 100 feet to a monument on the
southerly line of Soundview; running thence along the said southerly line of Soundview
Avenue north 73 degrees 27 minutes 30 seconds east a distance of 10 feet to the point or
place of BEGINNING.
TOGETHER WITH a right of way 10 feet in width over said land of C.W. Booth the
westerly line of which is the easterly boundary line of the premises described and the
easterly line of which is parallel with and 10 feet easterly therefrom, measured at right
angles thereto.
SUBJECT TO a right of way 10 feet in width over the easterly end of the premises, the
easterly line of which is the easterly boundary line of the premises hereinabove described
and the westerly line of which is parallel with and 10 feet westerly therefrom measured at
right angles thereto.
