WITNESSETH, that the Grantor in consideration of Ten($10.00)Dollars lawful money of
the United States,and other good and valuable consideration, paid by the Grantee does hereby grant
and release unto the Grantee the heirs, successors and assigns of the Grantee forever,
All that certain plot, piece or parcel of land with the buildings and improvements situate

D101 in the building D or buildings (hereinafter referred to as the `Building") known as the The
Cliffside Condominium located at 61475 County Road 48, Greenport, NY, together with an
undivided.1.47% percent interest in the common elements as said Common Elements are described
in the Declaration of Condominium entitled, "Cliffside Resort Condominium"made by Tedaldi at
Tidemark, Inc.,under Article 9-B of the New York Real Property Law dated August 11, 2008 and
recorded in the Office of the Clerk of the County of Suffolk on the 15" day of August,2008 in Liber
12561 and Page 793 and as said Unit is shown on the plans of a Condominium prepared and certified
by Charles Thomas,Architect,and filed in the Suffolk County Clerk's Office on 08/15/2008 as map
No. 400.
The Land on which the Buildings are situated and comprising said condominium are more
particularly described as follows:

SAID premises described herein being and intended to be the same premises described in a
deed to the party of the first part herein dated 07/15/2016 and recorded 10/14/2016 in Liber
D00012883 and Page 897 in the Suffolk County Clerk's Office and known as:

Together with and subject to the rights, obligations, easements, restrictions and other
provisions set forth in the Declaration and the By-Laws of the Condominiums at Baldwin Harbor
as the same may be amended from time to time (hereinafter referred to as the `By-Laws") all of
which shall constitute covenants running with the land and shall bind any person having at any time
any interest or estate in the Unit, as though recited and stipulated at length herein.
TOGETHER with all right,title and interest, if any, of the Party of the First Part in and to
any streets and roads abutting the above described premises to the center lines thereof,TOGETHER
with the appurtenances and all the estate and rights of the Party of the First Part in and to the Home
or Unit:TO HAVE AND TO HOLD the premises herein granted unto the party of the Second Part,
the heirs, successors and assigns of the Party of The Second Party, forever.
The Party of the First Part covenants that the Party of the First Part has not done or suffered
anything whereby the Unit has been encumbered in any way whatever, except as set forth in the
Declaration and the By-Laws (and any Rules and Regulations adopted Under the By-Laws).
The Party of the First Part in compliance with Section 13 of the Lien Law, covenants that
the Party of the First Part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement before using any part of the total of the same for any other purpose.
