THIS INDENTURE,made the�N`day of January 2022,
between Kenneth A.Peterson and Erna J.Peterson,his wife,having an address of 615 Harbor Lights Drive,
Southold,New York 11971,party of the first part,and
Jonathan Peterson and Andrew Peterson,as trustees of The Peterson Family Trust,or their successors in
trust,having an address of 6416 Luzon Avenue NW,Washington,D.C.20012 and 2304 Meadow Vue Drive,
Moon Twp.,Pennsylvania 15108,respectively,party of the second part,
WITNESSETH,that the party of the first part,in consideration of$10.00 dollars and other valuable
consideration,paid by the party of the second part,does hereby grant and release unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,
situate,lying and being in the Town of Southold,County of Suffolk and State of New York,as more particularly
described in Schedule A annexed hereto and made a part hereof.
Being and intended to be the same premises as conveyed to the grantors herein by deed dated December 27, 1979
and recorded on January 2, 1980 in Liber 8755 Page 182. Said premises are known and designated as Section
7l.00,Block 2,Lot 2.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
AND the party of the first part covenants as follows:that the party of the first part is seized of the said
premises in fee simple,and has good right to convey the same;that the party of the second part shall quietly enjoy
the said premises;that the said premises are free from encumbrances,except as aforesaid;that the party of the first
part will execute or procure any further necessary assurance of the title to said premises;and that said party of the
first part will forever warrant the title to said premises.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so
requires.

'Ali that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being in the Town of Southold, County of Suffolk and State of New York,
known and designated as Lot No. 48, as shown on a certain map en-
titled, "Map of Harbor Lights Estates, Section Two, Bayview, Town-of
Southold, Suffolk County, New York" made by Otto W. Van Tuyl & Son,
Licensed Land Surveyors, Greenport, New York, and filed in the office
of the Clerk of the County of Suffolk on July 26, 1966 as Map No. 4681.
TOGETHER with an easement for boating purposes,, in common with others,
: over a -strip of land 50 feet in width; extending along the northerly
property line of the demised premises herein and extending in a westerly
direction until it meets the. main canal which runs in a northerly direc-
tion to Southold Bay. (Peconic Bay on subdivision map) for the purpose of
ingress and egress to said Bay. -
TOGETHER with the use, in common with others, of the beach area and park
irig area adjacent thereto; said beach area having a depth of approximate
ly 8O, feet• from the average high watermark on Peconic Bay, and having a
length of 900 feet more or less measured along the ordinary high water
mark, and said parking area having a frontage on the northerly side of
Harbor Lights Drive of approximately 150 feet, running westerly along
said street- from Lot #7, and having -a depth of not less than 150 feet
northerly of Harbor Lights Drive. The parking area shall be immediately
adjacent and contiguous to the beach area herein referred to.
