TOGETHER with all right,title and interest, if any, of Grantor in and to any streets and roads abutting the
above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate
and rights of Grantor in and to said premises. TO HAVE AND TO HOLD the premises herein granted unto
Grantee,the heirs or successors and assigns of Grantee forever.
AND Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The words "Grantor" and "Grantee" shall be construed to read in the plural whenever the sense of this
deed so requires.

A certain tract or parcel of land located at Fishers Island, Town of Southhold, County of Suffolk, State of
New York,being bounded and described as follows:
BEGINNING at a stone monument on the Southeasterly line of East End Road, said monument being 531.87
feet South of a point which is 412.43 feet East of another monument marking the United States Coast and
Geodetic Survey Triangulation Station "CHOCOMOUNT 2" and thence running along said road line North
60 degrees 00 minutes 10 seconds East 155.00 feet to another monument;
RUNNING THENCE South 04 degrees 20 minutes 40 seconds East 803.87 feet to the shore of Block Island
Sound;
RUNNING THENCE following the meanders of said shore line on the following three courses:
1. North 52 degrees 02 minutes 20 seconds West 234.91 feet,
2. South 87 degrees 10 minutes 40 seconds West 142.17 feet and North 74 degrees 37 minutes 10 seconds
West 31.82 feet;
3. THENCE North 13 degrees 58 minutes 40 seconds East 609.58 feet to the southerly line of East End
Road at point of BEGINNING.
The parties herein confirm and agree by their signatures above and/or acceptance of this document that the preparer of
this document has not advised the parties on the propriety or suitability of the conveyance; has been engaged solely for
the purpose of preparing this instrument; has prepared the instrument only from information given to preparer by the
parties andlor their representatives; has not verified the accuracy of the consideration stated to have been paid or upon
which any tax may have been calculated; has not verified the legal existence or authority of any party or person
executing the document;has not been requested to provide nor has preparer provided a title search, an examination of
title or legal description, an opinion on title, legal review or advice of'any sort, or advice on property taxes,
reassessments,other taxes or the tax, legal or non-legal consequences that may arise from the conveyance;and that they
agree to hold harmless, indemnify and defend the preparer from and against any and all losses, liabilities, claims,
