BEGINNING at a monument at the southeasterly corner of land of the party of the second
part, said point of beginning being the northeasterly corner of lot 4 as shown on "Map of
Hickory Acres" filed in the Suffolk County Clerk's Office as Map No. 3325, from said point of
beginning running along said land of the party of the second part North 33 degrees 31
minutes 50 seconds West, a distance of 247.50 feet to a monument;
