abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said

All that certain plot, piece or parcel of land situate, lying and being in the Town of Southold,
County of Suffolk and State of New York, more particularly bounded and described as
follows:
BEGINNING at a concrete monument along the Northerly side of sound View Avenue at
the Southeast corner of land to be herein described and the Southwest corner of land now
or formerly of Florence Vasilakis, Alexander Vasilakis and George Vasilakis, said point
being distant 1,231, more or less, feet as measured along the Easterly and Northerly sides
of Sound View Avenue from the corner formed by the intersection o the Northerly side of
North Road (C.R.48) with the Easterly side of Sound View Avenue;
RUNNING THENCE South 84 degrees 44 minutes 20 seconds West along the Northerly
side of Sound View Avenue, 50 feet to a concrete monument at the Southwest corner of
land now or formerly of Alexander Spiridakis and others;
RUNNING THENCE North 18 degrees 41 minutes 40 seconds West along the Easterly line
of above said land 210.32 feet to a point along a bulkhead at the apparent high water mark
of Long Island Sound (deed); North 22 degrees 29 minutes 40 seconds West 214.60 feet
to the Long Island Sound apparent high water mark along bulkhead on 2/18/16 (survey);
RUNNING THENCE North 88 degrees 03 minutes 29 seconds East along above said
bulkhead and high water mark, 84.06 feet (deed) 97.30 feet (survey) feet to a point along
the Westerly line of land now or formerly of Florence Vasilakis, Alexander Vasilakis and
George Vasilakis;
RUNNING THENCE the following two (2) courses and distances along the Westerly line of
above said land:
(1)South 18 degrees 41 minutes 40 seconds East, 46.19 feet to a point;
