WITNESSETH,that the party of the first part,by virtue of the power and authority given in and by said last will
and testament,and in consideration of TEN AND 001100--($10.00)-------------dollars, paid by the party of
the second part,does hereby grant and release unto the party of the second part,the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying
and being at East Marion,Town of Southold,County of Suffolk and State of New York,bounded and described
as follows:
BEGINNING at a point on the easterly line of Shipyard Lane about 1284 feet southerly along said easterly line
from the Main Road, said point of beginning being the northwesterly corner of land conveyed to August and
Sigmund Sosnowski;from said point of beginning running along said easterly line of Shipyard Lane, North 24
degrees 55 minutes 30 secondes West 100 feet;thence along other land of the party of the first part, North 65
degrees 39 minutes 40 seconds East 167.50 feet to land of Czerepowicz;thence along said land of Czerepowicz,
South 24 degrees 56 minutes 30 seconds East 100 feet; thence along said land of August and Sigmund
Sosnowski,South 65 degrees 39 minutes 40 seconds West 167.52 feet to the point or place of BEGINNING.
Donald Sosnowski was to receive a life estate in said real property as setforth in the Last
Will and Testament of Patricia Ann Sosnowski (Probate File No. 2020-3920); however, the
said Donald Sosnowski has relinquished all his rights and title to said life estate in the real
property as evident by his signature on this Deed.
Being and,intended to be the same premises described in deed dated the
10/23/1975 and recorded in the Office of the Clerk of the County Suffolk in Liber
7934 Page 36 on 10/29/1975. District 1000, Section 38, Bik 1 and Lot 13
TOGETHER with all right,title and interest, if any,of the party of the first part, in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and
also all the estate which the said decedent had at the time of decedent's death in said premises,and also the
estate therein,which the party of the first part has or has power to convey or dispose of,whether individually,or
by virtue of said will or otherwise;TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever.
AND the partyof the_first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so
requires.
