In my opinion, this is an incorrect measurement. Setbacks should be measured from the wetland line as specified in the Town Code. Nigel R. Williamson on behalf of JOSEPH & DEBORAH POLIDORA requests a Wetland Permit to demolish existing one-story entrance and construct a new 6'x24.6' one-story entrance to dwelling with a basement under(same footprint); construct a new 4.8'x8.9' enclosed addition connecting the existing dwelling to existing 489.25sq.ft., 1.5 story garage; construct a new 4.0'x10.5' covered entry porch; construct a 4.6'x4.6' outdoor shower (open to the sky); demolish existing 8.8'x24.4' seaward side covered porch and construct a new 18.67'x38.0' single-story addition with basement under and 4.0'x4.0' egress window; the total square footage of existing and proposed dwelling habitable area is 1,682.58sq.ft.; construct a new 383sq.ft. stone patio in between the new addition and garage; remove existing cesspool and existing boulder retaining wall closest to dwelling on seaward side, install a new I/A OWTS system with a waterproofed 66.0' long retaining wall with a 19' westerly return and a 17' easterly return to retain the proposed I/A sanitary system; and create a 4.0' wide pervious access path with stepping stones to creek. Located: 1055 Point Pleasant Road, Mattituck. SCTM# 1000-114-1-1 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP. 1. It is recommended that the buffer zone be vegetated and expanded. 2. The I/A OWTS should be relocated to landward of the structure to better protect water quality. 3. The drainage of the outdoor shower should be determined. It is recommended that the non-turf buffer be vegetated with native, salt-tolerant species. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. Construct a new 4.8'X 8.9' enclosed addition connecting the existing dwelling and garage. Construct a new 4'X 10.5' covered entry porch. Construct an enclosed outdoor shower open to the sky. Demolish the existing 8.8' X 24.4' covered porch at rear and construct a new 18.67'X 38' single story addition with basement under and 4'X 4' egress window. Construct a new stone patio between the new addition and existing garage. Remove the existing cesspool and install a new I/A septic system with a retaining wall waterproofed. Located: 1055 Point Pleasant Rd., Mattituck. SCTM#114-1-1 Inspected by: Maggie Merrill, Caroline Burghardt The CAC Supports the application with a non-turf buffer planted with native vegetation.
