Re: Local Waterfront Coastal Consistency Review for FELICITY WOHLTMAN TRUST
SCTM# 1000-53-3-9
Robert Brown Architects on behalf of FELICITY WOHLTMAN TRUST requests a Wetland Permit to
construct a single-family dwelling totaling 1,694.1sq.ft.; 133.2sq.ft. rear steps; 67.3sq.ft. side deck;
62.8sq.ft. front deck; 26.2sq.ft. bilco door; 36.7sq.ft. stone pavers for a grand total of 2,020.3sq.ft.; a
proposed 735.4 gravel driveway; a proposed rock wall or wood fence along the landward edge of
the existing 50' non-disturbance buffer, and a 4' wide access path to the water to be maintained
Located: 705 Bay Shore Road, Greenport. SCTM# 1000-53-3-9
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, as well as the records available to me, it is my recommendation that
the proposed action is CONSISTENT with the LWRP provided the following is considered:
1. The installation of a A/I OWTS is recommended in this sensitive, wetland area.
2. It is recommended that the "non-fertilization dependent grass area" is memorialized as a non-
turf, vegetated buffer in any decision.
3. Note that the parcel is expected to flood in a category 2 hurricane (SLOSH).
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its
written determination regarding the consistency of the proposed action.
