Permit for the partial demolition,, renovation and expansion of an existing 3,061 sq.ft. single-family
dwelling with 67sq.ft. existing second floor deck and 1,262sq.ft. of ground floor terrace; an existing
500sq.ft. of bulkhead deck to remain; construct a proposed 659sq.ft. habitable addition across two
floors, adding 374sq.ft. to the second floor and 285sq.ft. to the ground floor; the proposed gross
ground floor square footage of the dwelling is 1,960sq.ft.; there is a proposed second floor deck of

The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the
Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. Based upon the information provided on the LWRP Consistency Assessment Form
submitted to this department, as well as the records available to me, it is my recommendation that
the proposed action is CONSISTENT with the LWRP policies and therefore CONSISTENT with the
LWRP provided;
1. Drywells are relocated outside of the flood zone if possible.
Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its
written determination regarding the consistency of the proposed action.

50 Blue Marlin Project Description
This project is seeking a wetlands permit. Freshwater wetlands are adjacent to the property on the west side
and tidal wetlands are adjacent on the south side of the property. The proposed project consists of the
partial demolition, renovation & expansion of an existing 3,061 sq ft single family dwelling with 67 sq ft
existing second floor deck and 1262 sq ft of ground floor terrace. There is an existing 500 sq ft of bulkhead

The proposed addition is 659 habitable sq ft across two floors. Adding 374 sq ft to the second floor of the home
and 285 sq ft to the ground floor. The proposed gross ground floor square footage of the house is 1960sgft.
There is a proposed second floor deck of 204 sq ft and a proposed roof deck is 1,146 sq ft. The existing 67sgft
2nd floor deck will be reconfigured and renovated. The proposed landward ground floor terrace is 475 sq ft and
