(E.S.T.), Thursday, January 8, 1976 at'the Town Office, Main Road, Southold, New York. There were present: Messrs: Robert W. Gillispie, Jr., Chairman; Robert Bergen; Fred Hulse, Jr. Mrs. Martha Husing and her nephew, Mr. George Husing, came in for an informal discussion with the Board members regarding Mrs. Husing's Peconic Bay Boulevard cottages. Mr. Husing showed a rough sketch of the area to the Board. It was established that the Husings wish to divide that portion of the property where the bungalows are located so that the bungalows may be sold. The Chairman noted that they have a total of approximately nine (9) acres. Mr. H~sing said that they would like to divide this up to the road. It was agreed that the amount of property under dis- cuss~on was approximately 750' x 235', including the meadow. Mr. Husing said it is about 35' from the bulkhead to high tide. The Chairman stated that he figured they could get 4+ lots out of the property. Mrs. Husing said that No. 3 cottage is the problem. If you started from the east end the last one by the meadow would be larger. ~vk'. Husing said he did not think it would be detrimental to the area. (referring to sketch) Right here, there is a 25' x 50' lot, and across the street there is a 50' x 100' lot. The Chairman suggested that they talk to the Planning Board, informally, as they were doing with the Appeals Board. Southold Town Board of Appeals -2- January 8, 1976 The Chairman said that four lots from the Bay to the Boulevard would require no variances and no special permits. They would be oversized lots. Mrs. Husing said that she would like to get No. 3 cottage by itself but in order to do that it looked as if she might have to include No. 2 and No. 3 together. Mr. Husing said they are summer bungalows on posts; the two garages have foundations. The Chairman: These houses exist and you wish to divide them up as theY sit on the property. I would suggest that you make an appointment with the Planning Board secretary to discuss this with the members of the Board. It is considered a require a man to have more land than his neighbors. In some cases it would be a hardship to prevent a man from using a 75' lot. Mr. Taggert: So, they will be able to divide this into three lots? THE CHAIRMAN: If we do thiswe would probably divide it into two. However, we don't know yet whether we can do it. We can't do it for one and not for another. We will want to see a photostat of the whole area. Mr. Taggert: I am not really objecting but I don't think it should be split into three lots. should ONE were ~os The ~gle ~d if down ter ifyou Southold Town Board of Appeals -3- January 8, 1976 On motion by Mr. Gillispie, seconded by Mr. Hulse, it was RESOLVED that the minutes of the Southold Town Board of Appeals dated December 18, 1975 be approved as submitted, subject to minor correction. Vote of the Board: Ayes:- Messrs: Gillispie, Bergen, Hulse. Three (3) Sign Renewals were reviewed and approved as submitted. On motion by Mr. Gillispie, seconded by Mr. Bergen, it was RESOLVED that the Southold Town Board of Appeals postpone regular meeting originally scheduled for January 8, 1976 to 7:30 P.M. (E.S.T.), Thursday, January 15, 1976, at the Town Office, Main Road, Southold, New York, because of incomplete publication of legal notice. Vote of the Board: Ayes:- Messrs: Gillispie, Bergen, Hulse. On motion by Mr. Bergen, seconded by Mr. Gillispie, it was that the Southold Town Board of Appeals set 7:45 Pi (E.S.T.), January 15, ~976, at the ToWn Office, Main Southold, New York'as the time and place of hearing upon aPPlication of Joseph C. Cornell, Cornell Construction Corp.,' Southold, N. Y. a/c Frank & Edna Guarriello for a variance in accordance with the Zoning Ordinance, Article III, Section 100-30 and Bulk Schedule for permission to construct dwelling with insufficient side yard. Location of property: Lot No. 61, Map of Cleaves Point, Section III, W/S Maple Lane, Greenport, New York. Vote of the Board: Ayes:- Messrs: Gillispie, Bergen, Hulse. Southold Town Board of Appeals -4- January 8, 1976 On motion by Mr. Gillispie, seconded by Mr. Hulse, it was RESOLVED that the Southold Town Board of Appeals set 7:55 P.M. (E.S.T.), January 15, 1976 at the Town Office, Main Road, Southold, New York as the time and place of hearing upon application of Louis A. & Elinor Jagel, Bay Shore Road, Greenport~ New York for a variance in accordance with the Zoning Ordinance, Article III, Section 100-30 and Bulk Schedule for permission to divide lots with insufficien~ width and area. Location of property: W/S Bay Shore Road, Greenport, Lots 104, 105, 106, Map of Peconic Bay Estates, ~1124. Vote of the Board: Ayes:- Messrs: Gillispie, Bergen, Hulse. On motion by Mr. Hulse, seconded by Mr~ Bergen, it was RESOLVED that the Southold Town Board of Appeals set 8:10 P.M. Sargent, 750 Bayview Road, Southold, New Yorkfor a variance in accordance with the Zoning Ordinance, Article III, Section 100-30 and Bulk Schedule for permission to divide property with insufficient width and area. Location of property: Bayview & Baywater Roads, Southold, bounded on the north by Bayview Road; east by St. Patrick's Cemetery; south by Town of Southold; west by' P. Sa. rkus. Vote of the Board: Ayes:- Messrs: Gillispie, Bergen, Hulse. On motion by Mr. Bergen, seconded by Mr. Gillispie, it was RESOLVED that the Southold Town Board of Appeals set 8:25 P.M. (E.S.T.), January 15, 197~, at the Town Offi~ce, Main Road, Southold, New York as the time and place of hearing upon application of Angelo and Joan Accardo, 54 ~arch Court, Selden, New York for a variance in accordance with the Zoning Ordinance, Article III, Section 100-30 and Bulk Schedule for permission to divide property with insufficient width and area.
