The Hellenic Restaurant ( LB) is approx. 600 feet easterly of the applicant's property which adjoins the SCWA utility property which is bordered to the east by an Inn/Boarding lodge approx.. 1000 feet distance. To the west approx. 550 feet is a commercial cottage operation. Further to the west approx. 4000 feet is a restaurant in an LB zone and an inn/lodge in an LB zone. ( see attached tax map) The property has functioned as a commercial property (restaurant)for approx. forty (40) years. Although a non conforming lot, the property leases a portion of the golf course property to be utilized as a parking area.The change to an LB zone will allow the owner to pursue other retail and business uses on the property in conformance with permitted uses under the Limited Business zone.The applicant needs to be able to provide a commercial endeavor on the property in keeping with the changing economy.
