An undesirable change will not be produced in the CHARACTER of the neighbor or a detriment to nearby properties if granted, because: The existing house 11.2' from the west property line and the existing garage 1.6'from the east property line have been in existence since prior to 1957 and have framed part of the character of the community. The request for a variance is not based on the property addition other than the fact that the proposed 4.8' x 8.9'addition between the existing house and existing garage change the structure from a principal structure with an accessory garage to a principal structure. (dwelling and garage). 2. The benefit sought by the application CANNOT be achieved by some method feasible for the applicant to pursue, other than an area variance, because: To achieve the required 15' side yard setback one side and a combined 35' setback to the side yard. The existing dwelling would have to be either cut back 3.8' to conform with the 15' setback or 8.8' to conform to the 20' setback to the existing garage could have to be either cut back 13.4' to confirm with the 15' setback or 18.4 to confirm to the 20' setback. Either option would produce a situation hardship for my clients to remove the west side of the dwelling or the east side of the garage. The amount of relief for the proposed connection is 1.9' or 40% based on a 35' total side yard setback. 3. The amount of relief requested is not substantial because: The amount of relief based on a new principal structure would be enormous. 11.2' to 15' =25% or 1.6' to 20' = 92% relief or 11.2' to 20' =44% or 1.6' to 15' = 89.4% relief. However, the structures are existing since prior to 1957 on a pie shaped site where the East to West dimension and the face of the structure to the front yard is tight. To conform to the present day zoning the existing garage would have to be removed and part of the existing dwelling 3.8' at minimum would have to be removed. All based on the connection of the existing dwelling to the existing garage.The amount of relief in the proposed request of the existing dwelling to the existing detached garage is minimal. 4. The variance will NOT have an adverse effector impact on the physical or environmental conditions in the neighborhood or district because: The existing dwelling and existing detached garage alreadyform part of the physical and environment conditions in the neighborhood. The 4.8' x 8.9' enclosed connection between them will have no adverse effect. 5.
