erected, situate, lying and being in the Town of Southold, County of Suffolk, and State of
New York, more particularly bounded and described as follows:

Commencing at a monument at the point or place of Beginning; said monument being at
the southwesterly corner of the land of Barbara and Thomas R. Mercier and the
southeasterly corner of the land of Luke Saban. Said monument is also the following two
