BETWEEN Elizabeth B. Hollis, as Executrix of the Last Will and Testament of
ROBERT L. HOLLIS, late of Suffolk County, New York, deceased, January 14, 2020,
(Suffolk County Surrogate's Court File No. 2020-1078), of 96 Golden Spruce Drive,
Calverton, New York, 11933, as to a one-half(1/2)interest, party of the first part, and
Elizabeth B. Hollis residing at 96 Golden Spruce Drive, Calverton, New York, 11933,
party of the second part,
WITNESSETH, that the party of the first part, to whom Letters Testamentary were issued
by the Surrogate's Court of Suffolk County on June 23, 2020, and by virtue of the power
and authority given in and by said Last Will and Testament of Robert L. Hollis, and/or by
Article 11 of the Estates, Powers and Trusts Law, and with no consideration or other
valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Riverhead, County of Suffolk and
State of New York, bounded and described as follows:

SAID PREMISES being known as 2395 Little Peconic Bay Lane, Southold, NY 11971
BEING and intended to be the same premises acquired by ROBERT L. HOLLIS and
JOHN M. HOLLIS from James A. Davis by deed dated February 17, 1973 recorded March
2, 1973, in Liber 7352, Page 494.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.

the Town of Southold, County of Suffolk and State of New York,
known and designated a Lot 127 on a certain map entitled, "Subdivision
Map of Cedar Beach Park, Situate at Bay View, Town of Southold,
N.Y." surveyed and certified by Otto W. Van Tuyl, Engineer and
Surveyor, and filed in the Office of the Clerk of the County of Suffolk
on December 20, 1927, as Map No. 90, on the 19' day of December,
