BARBARA J.GORDON,residing at 401 First Avenue,Apt.21D,New York,New York 10010,as tenants in common,
party of the fust part,and 355 South View Drive LLC,located at 355 South View Drive,Southold,New York 11957,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of
Ten Dollars($10.00)plus other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,all of the party of the fust part's undivided tenant in common interest in

BEING THE SAME PROPERTY conveyed to the party of the fust part by deed dated March 18,2016 of David Gordon as
the Executor under the Last Will and Testament of SYLV IA GORDON recorded in the Office of the Clerk of Suffolk County
on June 8,2016 at Liber D00012867 Page 176 and therein described as follows:
BEGINNING at a point on the southerly line of a 33 foot private road known as South View Drive,at the northwesterly
corner of land conveyed by the party of the first part;Running thence along the last described land south 41 degrees 21
minutes 50 seconds east, 163.66 feet to the land of Droskoski;thence along said land of Droskoski, south 60 degrees 48
minutes west, 100 feet to land conveyed by the parties of the first part;thence along the last described land north 41 degrees
21 minutes 30 seconds west, 163.71 feet to the southerly line of said South View Drive;thence along said southerly line of
South View Drive,north 60 degrees 50 minutes east,100 feet to the point or place of BEGINNING.

TOGETHER with a right of way and the right in common with others,to pass and repass over the streets,avenues and roads
of Brown's Hills Estate Inc.,dated July 5, 1955 and recorded in Liber 3923 of deeds at Page 165,July 7, 1955 to the Main
Road(Rt.25).
TOGETHER with the right to use, in common with others, solely for recreational and not for commercial purposes, the
common lands of Brown's Hills Estates,Inc.,as described in the deed herein last above mentioned.
SUBJECT to the following restrictions:
1. No building shall be erected or permitted upon any portion of said premises other than a single, one-family detached
dwelling house on a fully enclosed(except for the necessary doors and windows)masonry foundation,of not more than 1 1/2
stories in height and containing within its exterior walls(not including porches or any attached garage)on the ground floor
not less than 750 square feet or other than a private garage and other necessary and proper outbuildings(except privies)for
the use of the occupants of such dwelling house.
2. No lot shall be less than 10,000 square feet.
3. That no fence or hedge shall be erected or permitted upon said permises exceeding 4 feet in height.
4. That no building or other structure,except a pump house,shall be corrected or permitted which,measured from its main
foundation walls,shall be within 10 feet of any lot,boundary or property line.
5. That no earth or mineral deposit shall be sold or removed except for the proper grading and landscaping of the premises.
6. That the premises or any structures erected thereon shall be used solely for residential purposes,and shall not at any timbe
used for the purpose of any trade,manufacture or business of any description or as a school,hospital or other charitable
institution;nor shall anything be maintained,carried on,suffered or permitted upon the premises or any part of which shall be
dangerous, noxious or offensive; provided, however, that the land may be cultivated for private garden and landscape
purposes.
7. The only such animals as are commonly considered as the customary domesticated pet type shall be kept on the premises;
which said restrictions shall run with the land and bind the parties and all future owners thereof.
SUBJECT, also, to other conditions, covenants, reservations and restrictions of record including those contained in an
agreement dated September 22, 1956 between the parties of the fust part and the other several owners of land or interests in
land at Browns Hills Estates.
SAID PREMISE being known as and by street number:355 South View Drive,Southold,New York
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid.

AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.The word"party"shall be construed as if it
read"parties"whenever the sense of this indenture so requires.

BEING THE SAME PROPERTY conveyed to the party of the first part by deed dated January 3,
1969 of Anne MacKay and Carole M.Losee recorded in the Office of the Clerk of Suffolk County
on February 6, 1969 at Liber 6502,Page 146 and therein described as follows:"BEGINNING at
a point on the southerly line or a 33 foot private road known as South View Drive, at the
northwesterly corner of land of the party of the second part:said point of beginning being also 405
feet westerly along said southerly line from the westerly line of another 33 foot private road known
as Brown's Hills Road;from said point of beginning running along land of the party of the second
part south 41'21'30"east, 163.71 feet to land now or formerly of Droskowski;thence along said
land of Droskowski south 60°48' 00"west 50 feet to a point;thence along land of the parry of
the first part about 164 feet to the said southerly line of South View Drive; thence along said
southerly line of South View Drive north 60° 50' 00" east 50 feet to the point or place of
beginning. (Being and intended to be the easterly half of the premises this day conveyed to the
party of the first part by Theodore Rohloff and intended to be recorded simultaneously herewith.)"

Luce and another to Brown's Hills Estates,Inc.,dated July 5, 1955,recorded July 7, 1955,in the
