THIS INDENTURE, made September 28th, 2021, between
BRIAN E. SINCLAIR, as sole heir-at-law and sole distributee of Shirley A. Sinclair, deceased, and
as Administrator of the Estate of Shirley A. Sinclair, residing at 9 Colonial Drive, Riverhead, NY
11901, ("Grantor") and
BRIAN E. SINCLAIR, residing at 9 Colonial Drive, Riverhead, NY 11901, ("Grantee").
WITNESSETH, that Grantor, to whom letters of administration were issued to the Grantor
by the Surrogate's Court, Suffolk County, New York on October 4, 2017 under File # 2017-3683, and by
virtue of the power and authority given by Article 11 of the Estates, Powers and Trusts Law, and in
consideration of TEN DOLLARS ($10.00) paid by the second part, does hereby grant and release unto
Grantee and the heirs, executors, administrators, legal representatives, successors and assigns of
Grantee forever,
District ALL that certain plot, piece or parcel of land, with the buildings and improvements

TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors, administrators, legal representatives, successors and assigns of Grantee forever.
Decedent and her sisters Joan Melvin and Suzanne Hulse, acquired title to the subject
premises as tenants-in-common (each receiving a one-third undivided interest) by deed dated 6/11/2007,
recorded 10/17/2007 in Deed 00012526, Page 650 in the office of the Suffolk County Clerk. That
conveyance was subject to a life estate held by Marion V. Kruszeski, decedent's mother, who continues
to reside at the subject property. Decedent, Shirley A. Sinclair, died on August 31, 2017.
Grantee herein is the sole heir-at-law and sole distributee of the decedent and is
succeeding to decedent's one-third undivided interest. Therefore the subject premises is now owned one-
third by Joan Melvin, one-third by Suzanne Hulse and one-third by Brian E. Sinclair as tenants-in
common.
Grantor covenants that Grantor has not done or suffered anything whereby said premises
have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement before using any part of the total
of the same for any other purpose.
Said premises is known as and by street address 285 Park St, Greenport, NY 11944.

Irnprovernents thereon erected In and to the party of the first part, MARION V. KRUSZESKI, solely for the use
and occupancy of said party of the first part.
BEING AND INTENDED TO BE the same premises conveyed to EDWARD KRUSZESKI and MARION V.
KRUSZESKI, his wife, by dead made by CAROL ANN TAPLIN dated November 5 1965 and recorded in the
Suffolk County Cleric's Office on November 8, 1965 In Liber 5854 at Page 362.

the same in his capacity, as sole heir-at-law and sole distributee of Shirley E. Sinclair, deceased,
and as Administrator of her Estate, that by his signature on the instrument, the individual, or the person
upon behalf of which the individual acted, executed the instrument.
