surviving tenant by the entirety of her husband, ANTHONY NICOLINI, deceased,
having died on May 13,2004,a resident of Suffolk County,New York,
party of the first part,and
JANE NICOLINI,as Trustee of THE JANE NICOLINI REVOCABLE TRUST u/a/d
October 8, 2021, having an address at 855 Eugene's Road, Cutchogue, New York
11935,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and
TAX MAP other valuable consideration paid by the party of the second part,does hereby grant and
DESIGNATION release unto the party of the second part,the heirs or successors and assigns of the party
of the second part forever,all of the party of the first part's interest in

BEING AND INTENDED TO BE the same premises conveyed to the Grantor and her
late husband, ANTHONY NICOLINI, by Deed dated recorded in the Suffolk County
Clerk's Office on July t0, 1992, in Liber 11498 page 518,the Grantor being the same
person described as the Grantee in said Deed.
PREMISES ALSO KNOWN as 855 Eugene's Road,Cutchogue,New York 11935.
Together with all right,title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above-described premises to the center lines thereof;
Together with the appurtenances and all the estate and rights of the party of the first
part in and to said premises;
To have and to hold the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read
"parties"whenever the sense of this indenture so requires.

erected, Situate, lying and being at Cutchogue, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point 829.36 feet southeasterly along the northeasterly line of Eugene's
Road from the intersection of the southerly side of Main Road and the easterly side of
Eugene's Road; from said point of beginning;
RUNNING at right angles to said road line, North 26 degrees 48 minutes 40 seconds East
157.09 feet to a monument at the westerly corner of land of Doroski Estates;
THENCE along said land of Doroski Estates South 64 degrees 29 minutes 00 seconds East,
100.03 feet;
THENCE along land of R. Mullen South 26 degrees 48 minutes 40 seconds West 159.35 feet
to the northeasterly side of Eugene's Road;
THENCE North 63 degrees 11 minutes 20 seconds West along the northeasterly side of
Eugene's Road 100 feet to the point or place of BEGINNING.
